It is wise to consider the snagging defects in your new home before you exchange
on your purchase. What would happen if after
completion, you could not let or sell the property for a few months because of the defects? No doubt your financial situation could be implicated.
Remember 90% of homes do have defects. Once identified they can be rectified, but better sooner than later.
Never purchase a new home without a warranty. Remember an Architects Certificate is not a
warranty. If you only have an Architects Certificate make sure that any
defects are rectified before completion.
When entering into your contract with the developer, ask the solicitor to include a retention clause, so that money is held back if the property is not finished to standard. This is a great incentive for the builder to get the work finished properly and on time.
Do not use a solicitor recommended by the developer/builder – it is far better to use an independent one who has your best interest at heart
Once you have completed on the property, re-check for cosmetic defects and any leaks. If further building works have been carried out in your home, there is the possibility that other damage may have occurred in the process.
Any defects occurring within the first 2 years of the warranty is the developer’s responsibility. Make sure that you make note of any defects that occur as wear and tear on a property can be difficult to distinguish.
