Our Service & Your Inspection |
|
Why use us ?
Our team of inspectors are from a wide range of building professions. All are highly experienced qualified professionals who work to exacting standards. We are truly independent and do not work for housing developers.
We have had first hand knowledge of the new build buying process and are dedicated to ensure that you get the support you need during the stressful process of buying your new home.
We are happy to meet you on site and you may accompany us on the inspection. If you have your own list of defects, the inspector will be happy to discuss these with you. We would however ask that the inspectors are given time in order to complete their reports without distraction as it is important that all defects are noted. Inspections take between 1 – 5 hours depending on the size of the property and the number of defects reported.
If you cannot attend on site the inspector is happy to collect the keys from site on your behalf and liaise with the site representative on the day of inspection.
We can arrange a snagging inspection anywhere in the UK and will issue the report within three working days.
We have a very effective snagging method which has been developed with knowledge from chartered surveyors, building surveyors, architects and site managers. It is constantly updated and improved to reach perfection…
When do I need the inspection to be carried out?
The inspection needs to be carried out prior to the legal
purchase
completion of your new home. As soon as you have been given a completion date we can arrange the inspection of your new home. Naturally the sooner we inspect it the better, as there is more time for your developer to rectify defects before you move in. The builder will normally invite you to inspect your home as soon as the completion date is set and usually they allow between 10 -14 days to arrange the inspection.
What will happen If you have already moved in?
If you have already moved into your new home or if you have moved in less than 2 years ago, it should still be possible to help you to have the
defect repairs carried
out under the terms of most warranties. Bear in mind that if you have already moved in , you could be blamed for wear and tear and end up paying for many defects, so action is better sooner rather than later to avoid having to pay for many defects which you could have had repaired free of charge.
Why is a snagging report so important?
As you are no doubt aware there has been constant press coverage concerning the rising number of defects found in new houses. We have contact with over 150 property journalists and if necessary can publicise your story in order to get the defects in your new home finished.
What does a snagging report include?
Your snagging report covers both inside and outside your home. Outside includes brickwork, paintwork, external pipes and drains, garages, drives and pathways, gardens, walls, fences, gates and the roof. Inside includes:- ceilings, walls and wall ties, windows, doors and frames, staircases, pipes, radiators and fireplaces, kitchens and bathrooms, appliances, loft space and electrics. |
